- All applicants
leasing an apartment must be at least 18 years of age or a guardian's
signature is required.
- A prior record,
eviction, or a criminal history of any type needs to be disclosed
and may be reason for rejection.
- Applicants whose
credit report indicates a credit (payment) risk may be subject to
rejection.
- Applicants must
have a previous rental history which is verifiable except for students
leasing for the first time.
- Applicant’s
employment history must be stable and verifiable with their Personnel
Deptartment. No job verification is required of students, only proof
of income such as: a loan, grant, or parental support. Students on
parental support or insufficient other sources must have their parents
as a co-signee on the lease agreement.
- Retired persons
need not supply job proof. Retired persons must show proof of retirement
benefits, or other financial means of living.
- Rent cannot
exceed 30 percent of gross income for working or retired persons.
Students must show proof of finances to pay rent.
- Density requirements
of the community cannot be exceeded. These guidelines are applied
consistently and indiscriminately to all future residents regardless
of race, ethnicity, religion, gender, sexual orientation, familial
status, handicap, or national origin.
- 2 Bedroom
Apartments - 2 persons may sign the lease, 4 persons may occupy
the unit.
- Efficiency
– 1 person may sign the lease, 2 persons may occupy the unit.
- All future residents
must agree to adhere to all rules and regulations of Hearthstone Apartments
found in the Policy Guide and the lease agreements.
